Black Marks Above a Mini-Split: What Causes Them?

Black or grey marks above a mini-split do not always mean that the equipment is burning or that the wall contains mould.

Airflow can deposit airborne particles on the wall around the indoor unit, creating streaks sometimes described as ghosting.

The type, location and texture of the marks can help identify the source.

Cause 1: Dust Deposits

The mini-split draws room air through its intake and discharges it at speed.

Fine particles may settle where moving air contacts the wall or ceiling.

Dust deposits are more likely when:

  • Filters are dirty
  • The room contains heavy dust
  • Candles are used
  • People smoke indoors
  • Cooking particles travel into the room
  • The unit operates for long periods

Cause 2: Candle or Incense Soot

Candles, incense and oil burners can produce fine soot.

The mini-split circulates these particles and may concentrate them around airflow paths.

Dark marks may appear:

  • Above the indoor unit
  • Along ceiling edges
  • Near wall studs
  • Around picture frames
  • At air leakage points

Reducing the pollution source is more effective than repeatedly cleaning the wall.

Cause 3: Kitchen Grease

A mini-split near an open kitchen can draw in grease and cooking aerosols.

These particles may coat:

  • Filters
  • Coil surfaces
  • Blower wheels
  • Walls
  • Louvers

Greasy deposits attract additional dust and may cause odours.

Use kitchen exhaust appropriately and inspect the mini-split more frequently.

Cause 4: Air Leakage Behind the Unit

Gaps around the wall penetration may allow dusty air from outside or inside the wall cavity to enter.

Air movement can deposit particles around the unit’s edges.

The line-set opening should be inspected and properly sealed.

Cause 5: Moisture or Microbial Growth

Dark spots that are fuzzy, irregular or associated with moisture may require a different response.

Possible moisture sources include:

  • Condensation
  • Indoor leakage
  • A blocked drain
  • Cold wall surfaces
  • High humidity
  • Water entering through the wall penetration

EPA advises addressing the moisture source when mould is present because cleaning alone will not prevent recurrence.

Is It Soot or Mould?

Appearance alone may not provide a reliable diagnosis.

Consider:

  • Does it wipe away as dry powder?
  • Is the surface damp?
  • Is there a musty smell?
  • Is paint bubbling?
  • Is water leaking?
  • Are similar marks elsewhere?
  • Does the stain return quickly?

Avoid touching or disturbing extensive suspected mould growth.

Check Inside the Mini-Split

Cleaning the wall will not solve the problem when the filters, coil or blower are contaminated.

Turn the system off and inspect only the accessible filters.

Arrange professional cleaning when:

  • Dark debris blows from the unit
  • The blower wheel is visibly dirty
  • Odours persist
  • Moisture is present
  • Stains return rapidly
  • Airflow has weakened

Do Not Paint Over the Cause

Painting may conceal the mark temporarily, but soot, moisture and air leakage can reappear through the new finish.

Identify and correct the source first.
