A musty smell from a mini-split is the most common odour complaint — and it has a single cause: mold or bacteria growing on the evaporator coil, drain pan, or fan wheel. These surfaces stay damp after each cooling cycle, and in the dark interior of the indoor unit, biological growth develops quickly without intervention. Why Mold Grows in Mini-Splits

During cooling mode, the evaporator coil surface drops to 5–10°C — cold enough to condense moisture from warm room air. After the unit shuts off, moisture remains on the coil, fan wheel, and drain pan in a dark, enclosed space at room temperature. This is an ideal environment for mold and bacteria: moisture, organic dust, and warmth. Without active intervention, growth begins within days of the first cooling season.

With the unit off and front panel open, spray an anti-mold, no-rinse coil cleaner (available at HVAC supply stores, Amazon, and Home Depot) directly onto the evaporator coil surface. The cleaner's active surfactants kill bacteria and mold on contact and drain away with the next condensate cycle. Follow product directions — most need 5–10 minutes of contact time before starting the unit.

Step 3 — Flush the drain. Pour 250ml of diluted white vinegar (1:3 with water) into the drain pan access port, or directly into the drain pan. This flushes biofilm from the drain line and kills algae at the pan.

Step 4 — Run fan-only mode for 30 minutes. After applying the coil cleaner, run the unit in fan-only mode to circulate air through the now-treated coil and begin drying the interior surfaces.

Step 5 — Enable auto-dry / self-cleaning if your model has it. Many newer mini-splits (Daikin, Panasonic, Mitsubishi) have an auto-dry function that runs the fan for 30–60 minutes after each cooling session to dry the coil. Check your remote for a "Self Clean" or "Auto Dry" button and activate it.
