Water dripping from the indoor unit of a mini-split — inside your home — is never normal and always indicates a drainage problem. Unlike the outdoor unit which legitimately drips during normal operation, the indoor unit should manage all its condensate through the internal drain system with no visible water exiting the front, bottom, or sides of the unit. This guide covers every cause and how to fix each one before water damage occurs.

Why the Indoor Unit Produces Water
In cooling mode, warm humid room air passes over the cold evaporator coil. Moisture in the air condenses on the coil surface — the same way a cold glass sweats on a humid day. This condensate drips into a drain pan and flows out through the condensate drain line to the exterior. When this system is compromised, water exits through the front of the unit instead.
Causes and Fixes
| Cause | How to Identify | DIY? | Fix |
|---|---|---|---|
| Clogged condensate drain line | Steady drip during cooling; drain line exit not flowing outdoors | Yes | Vacuum from drain exit; flush with warm water + vinegar; treat monthly |
| Frozen coil thawing | Intermittent heavy dripping; coil visibly iced; dirty filter likely cause | Yes | Turn off; clean filter; wait 2 hrs for complete thaw; restart |
| Indoor unit not level | Drip from one side only; unit visibly tilted toward room | Partially | Re-level the wall bracket; check with a spirit level |
| Drain line uphill section | Drip worsens in humid weather; drain line rises somewhere along its run | Partially | Re-route drain to maintain continuous downward slope; add condensate pump if gravity drain not possible |
| Cracked or misaligned drain pan | Water visible from front panel even when drain line is clear and flowing | No | Call technician — drain pan inspection and replacement |
| Extreme humidity overwhelming drain capacity | Drip only on very humid days; drain line clear and flowing; unusual volume | Partially | Add condensate pump; ensure drain is clear; consider dehumidifier in extreme cases |
How to Clear a Clogged Condensate Drain
Method 1 — Wet/dry vacuum: Locate the condensate drain exit point outdoors (typically a small PVC pipe near the line set wall penetration). Hold a wet/dry vacuum tightly over the drain exit and run for 30–60 seconds. This suctions the blockage (algae, slime, debris) out from the indoor pan end.
Method 2 — Flush from inside: Locate the drain access port on the indoor unit (small cap on the drain pan — check the owner's manual). Pour 250ml of 1:3 white vinegar/water solution slowly into the pan. This flushes the drain and kills biological growth.
Prevention: Repeat the vinegar flush monthly during cooling season. The 5-minute treatment prevents the majority of drain clogs.
Frequently Asked Questions
How much water should my mini-split drain in a day?
A 12,000 BTU mini-split operating in a humid climate (75°F / 60% RH) can produce 1–3 litres of condensate per hour of operation — several litres over a full day. You should see a steady trickle from the exterior drain exit during cooling operation. If nothing is exiting outdoors while the unit is running in a humid environment, the drain is blocked even if water isn't yet dripping from the indoor unit.
