Mini-Split Indoor Unit Dripping Water: Causes and Fixes

Water dripping from the indoor unit of a mini-split — inside your home — is never normal and always indicates a drainage problem. Unlike the outdoor unit which legitimately drips during normal operation, the indoor unit should manage all its condensate through the internal drain system with no visible water exiting the front, bottom, or sides of the unit. Why the Indoor Unit Produces Water

In cooling mode, warm humid room air passes over the cold evaporator coil. Moisture in the air condenses on the coil surface — the same way a cold glass sweats on a humid day. This condensate drips into a drain pan and flows out through the condensate drain line to the exterior. When this system is compromised, water exits through the front of the unit instead.

How to Clear a Clogged Condensate Drain

Method 1 — Wet/dry vacuum: Locate the condensate drain exit point outdoors (typically a small PVC pipe near the line set wall penetration). Hold a wet/dry vacuum tightly over the drain exit and run for 30–60 seconds. This suctions the blockage (algae, slime, debris) out from the indoor pan end.

Method 2 — Flush from inside: Locate the drain access port on the indoor unit (small cap on the drain pan — check the owner's manual). Pour 250ml of 1:3 white vinegar/water solution slowly into the pan. This flushes the drain and kills biological growth.

Prevention: Repeat the vinegar flush monthly during cooling season. The 5-minute treatment prevents the majority of drain clogs.

If nothing is exiting outdoors while the unit is running in a humid environment, the drain is blocked even if water isn't yet dripping from the indoor unit.
